Fill cracks annually with asphalt crack filler (liquid rubber for small cracks, cold-patch for larger ones) before water gets in. Water penetration in cracks freeze-expands in winter, accelerating deterioration dramatically. Keep a can of crack filler on hand and address cracks in fall before winter. Then sealcoat over the repaired surface every 3–5 years.
