FAQs

Concrete & Masonry FAQ — Georgia

Control joints (saw-cut grooves) are specifically placed to direct cracking to predetermined locations. If cracks are appearing elsewhere, possible causes: inadequate base compaction, improper concrete mix (too much water added on-site), no reinforcement (wire mesh or rebar) in a load-bearing area, or poured in extreme temperatures without proper curing protection. Document and contact the installer — hairline cracking is normal, structural cracking in the first year is a warranty claim.

The gap is usually: base preparation (gravel depth, compaction), concrete thickness (4" vs. 6"), reinforcement (mesh vs. rebar vs. nothing), finish type (broom vs. exposed aggregate vs. stamped), and whether concrete is bagged/ready-mix. A broom-finished 4" patio on compacted gravel is the low end; stamped, colored, sealed 6" with rebar is the high end. Both can be done well — match the spec to your use.

A leaning retaining wall usually indicates drainage failure — water pressure built up behind the wall because there was no weep holes or proper aggregate backfill. Small leans (less than 2") can sometimes be addressed with drainage improvements and re-anchoring. Significant leans typically require demolition and rebuild with proper drainage. Never ignore a leaning retaining wall — they can fail suddenly under wet conditions.

Efflorescence is mineral deposits pushed out by water moving through concrete — sealing traps moisture if applied too early or to wet concrete. Remove efflorescence with a diluted muriatic acid wash (safety precautions required), neutralize, then re-seal after ensuring the concrete is fully dry (minimum 28 days cure + several days dry weather). It usually doesn't indicate a structural problem.

Walk on it after 24–48 hours. Light vehicles: 7 days minimum. Full vehicle loads and heavy trucks: wait 28 days — concrete reaches 70% of design strength in 7 days but full cure takes 28 days. Parking heavy vehicles too early can leave permanent tire imprints or cause surface cracking. Keep vehicles off the edges (most vulnerable zone) for the longest.

Permits are required in many municipalities for driveways (driveway approach permits from the city) and sometimes for patios that affect stormwater drainage. HOA approval is often required regardless of city permits. Unpermitted driveways that change curb cut access can result in fines and required removal. Check with your city's public works department before starting.
