FAQs

Drywall & Plaster FAQ โ€” Delaware

Visible repairs after painting are almost always a texture-matching problem, not a finishing defect. Smooth finish drywall in existing textured rooms is very difficult to blend. Also, new drywall compound and paint reflect light differently than aged wall โ€” this is called 'flashing' and often appears and disappears depending on lighting angle. Ask specifically about texture matching and prime before paint.

Hairline cracks at corners of doors/windows (especially 45-degree cracks) are common normal settling. Long horizontal cracks in the middle of walls, cracks that are wider than 1/4" or that reopen after repair, or multiple converging cracks indicate structural movement. Have a structural engineer evaluate if you're seeing the latter pattern.

No โ€” painting over an active water stain will bleed through. You must find and fix the moisture source first. Once dry, use a shellac-based stain-blocking primer (Zinsser BIN) before painting. If the drywall is soft or crumbles when pressed, replace it โ€” wet drywall loses structural integrity and can harbor mold.

Drywall patching is labor-intensive relative to material cost โ€” texture matching is an art. A skilled drywall finisher charges $75โ€“$125/hour, and a quality patch with multiple coats of mud, sanding, texture matching, and primer can legitimately take 3โ€“5 hours total across 2 visits (drying time between coats). $800 is on the high end but not outrageous for a quality texture match.

Drywall alone holds very little โ€” 10โ€“15 lbs with a good toggle bolt, under 5 lbs with a standard anchor. For anything heavier (TVs, shelving, mirrors), you must find studs (use a stud finder or tap-and-listen method) or install blocking between studs. Heavy mirrors and mounted TVs that fall cause significant drywall damage and potential injury.

Old plaster walls (3-coat plaster on wood lath) are denser and provide better soundproofing and fire resistance than standard 1/2" drywall. Modern soundproofing techniques can match or exceed plaster using double-layer drywall with Green Glue acoustic compound. For major sound control, resilient channels + double drywall + acoustic insulation in the cavity is the current standard.
